Terms and Conditions

The start date can be flexible. Rates are based on a 7 night stay, from Friday to Friday. Short breaks may be arranged ( minimum of 3 nights ) Please ask for details. Rates include bed linen, towels and tea towels, electricity and one basket of logs and a bucket of coal. Further logs and coal are available to purchase.


Beds are made up, towels ready and a welcome pack of groceries (fresh milk, eggs, tea, coffee and bread) will be waiting for your arrival. Please advise us in advance of any dietary requirements or allergies. The cottage will be cleaned prior to your visit. The cottage is fully equipped.


Arrival time for guests is from 3.00 pm. We ask that you leave the cottage by 10.00 am on the day of your departure. Should you be delayed arriving or wish to leave early then please inform us.


Bookings may be made by telephone or email. We will hold your booking for 7 days while we wait for your deposit. A deposit of 50% is payable at the time of booking. Payment to be made by Bank Transfer, Cheque or Cash. The remaining balance will be due 8 weeks before your holiday. If you are booking less than 8 weeks ahead then the full amount is due with your confirmation of booking.


When we have sent your holiday confirmation please check that all the details are correct.


In the event that you are unable to take up your confirmed booking, please advise us as soon as possible, and we will do our best to re-let the cottage. If however we are unable to re-let then we reserve the right to the full amount of rental due.


We strongly recommend that you take out holiday insurance to insure against this. If you cancel your holiday you will be liable for the following charges:

The maximum number of persons accommodated in the cottage is three people. This is clearly stated on our website, and must not be exceeded.


We have a NO SMOKING policy in the cottage.


You must be over 18 years when you book your holiday.


We shall not be liable to guests or third parties for any loss or damage to persons or third parties howsoever arising.


Cars must not block the driveway, and are to be parked in the spaces assigned, and are left on the property at the vehicle owner’s sole risk.


In the event of breakages or damage to the property and / or its contents caused by guests or any member of their party, full payment is required for the actual cost of their replacement or repair.


An additional charge for extra cleaning will be made after departure if the cottage is left in an unacceptable condition.


The cost for bringing a dog is  £ 20 per week or part week. A dog basket is provided. Dogs must be kept under their owners control at all times and must be kept on a leash around the gardens. Dogs are allowed off the lead in the paddock. Please clean up after your dog. Dogs must not be allowed onto the furniture nor upstairs. Dogs must not be left alone in the cottage under any circumstances. A dog crate may be hired from the owners if required for £ 5.00 per stay.


You agree to use Cider Mill Cottage solely for its intended purpose as self catering accommodation and to accept the Owner’s right to refuse to hand over the property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours or other guests, unreasonable behaviour or disruption may result in the Owner requesting you to leave.


You agree to allow the Owner or Owner’s agents to access the cottage at all reasonable times. We will only ever request access to the property in the case of an emergency.


Failure to comply with any of the above Terms and Conditions will result in you and your guests being asked to leave Cider Mill Cottage immediately with no course for redress or refund of any monies paid.
